SELLING REPRESENTATION

Selling a home can be an overwhelming task. There's getting the home ready to sell. Who will do the cleaning, decluttering, painting, staging and hauling things away to storage or Goodwill? There's advertising and marketing to plan and budget for, open houses and private showings to arrange, purchase offers to negotiate, contract contingencies to worry about and complicated paperwork to complete.

Make it easy on yourself by putting your home in the hands of a professional. Pat Bolger is one of the most successful agents in the country. Pat has extensive experience marketing properties and showing them to their advantage. In fact, no single agent does more advertising and marketing nor spends more on advertising to market their homes for sale than Pat Bolger.

The first thing Pat will do is perform a complete Market Analysis to determine the most probable sale price for your home. A former appraiser, Pat will spend hours researching your home and the current market to help advise you on an appropriate sale price.

Next Pat and his stagers will decorate and stage your home. Pat will have your home professionally photographed and have a professional videographer shoot a high quality walk through video showcasing the homes best features. Once the photos and video are ready, Pat will start to market and advertise your home through a variety of methods, including magazines and local print publications, MLS, online premium search engines, Facebook and other social media sites and professional networking.

Pat has no equal when it comes to negotiating. He will get you the best price the market will allow.  He will not only get you the best price, but will help you understand the contract contingencies and details of the closing process.

Pat Bolger is here to represent you throughout the entire selling process and to make sure that your real estate transaction is a positive and profitable experience.

The 5 things you should ask when interviewing a realtor:
  1. Do you have an office? Most realtors don't have an office. Many realtor typically have a small cubicle in some big box real estate office or work out of their home.
  2. Are you full time? You wouldn't want a part time attorney to represent you, so why would you trust your home with a part time realtor.
  3. What is your production level and may I see your MLS statistics? Real estate is 90-10 business. What that means is that 10 percent of the realtors sell 90 percent of the homes. Yet, have you ever met a realtor who didn't give you the impression that they were highly successful? The average realtor sells less than 4 homes a year. All real estate sales are tracked through the MLS system so there is a record of sales production which the agent can print out and show you.
  4. Ask for a specific marketing plan. Most realtors will put a sign in the yard and a listing on MLS and Zillow. Nothing more. If they tell you they have a marketing plan, ask them to be more specific. For example, in Lake Country many realtors will tell you they target Illinois buyers. Ask them to show you the marketing materials used to target that audience.
  5. Do you guarantee what you say is true?  Sure, they talk a good game but will they back it up? Will they let you cancel the listing. Your home is one of your biggest investments and all realtors are not created equal!

Your home is one of your most important assets. Make sure you entrust it to a full time professional who has made a commitment to having a staff and office of their own in order to deliver you the results you deserve.
